We started the business by installing and servicing AC & Heating for local businesses. In the commercial market, it's all about maintaining the AC system rather than trying to sell new units. We bring that same approach to our residential customers. Our goal is to keep your system running as long as possible-not selling you equipment you do not need!!
MAINTENANCE PROGRAM
Your ac system needs to be maintained, cleaned and checked to make sure you
are getting the most value out of it. A lot of problems can be prevented if caught early. To ensure your system is working at its best, it should be checked by a professional at least twice a year.

Trained Bay Harbor Air Technicians will perform a 60-90 minute tune-up and professional cleaning including the following 28 procedures:

Blower Motor - measure amperage and voltage for proper operation

Thermostat - test for proper operation, calibrate, and level
-
Check air filters - will change if you have the filter
-
Bearing - inspect for wear and lubricate
-
Inspect indoor evaporator coils (does not include cleaning)

Confirm proper return air and size
-
Inspect Condenser Coil
-
Refrigerant - record and monitor superheat and subcooling
-
Safety Devices - inspect for proper operation
-
Electrical Disconnect Box - inspect for proper rating and safe installation
-
Electrical Wiring - inspect and tighten conections
-
Test/inspect contactors for burned, pitted contacts
-
Inspect electrical for exposed wiring
-
Inspect and test capacitors
-
Inspect fan blade
-
Clean condenser coil and remove debris
-
Inspect service valves for proper operation
-
Measure Supply/Return temperature differential
-
Inspect ductwork for energy loss
-
Compressor - monitor, measure amperage and volt draw and wiring connections

Check Unit for Time Delay Relay
-
Check Unit for Isolation Pads
-
Inspect refrigerant lines for proper insulation
-
Inspect all fittings for signs of oil and/or leakage

Check lines and fittings with refrigerant leak detector

Check the condition of Blower Belt, if applicable
-
Check for proper operation of reversing valve (When Applicable)
-
Inspect and clean electric heat strip (When Applicable)
