MAINTENANCE PROGRAM

Your ac system needs to be maintained, cleaned and checked to make sure you

are getting the most value out of it. A lot of problems can be prevented if caught early. To ensure your system is working at its best, it should be checked by a professional at least twice a year. 

  •  Complete 28 point inspection and thorough cleaning of your entire AC system twice a year

 

  •  Priority scheduling 

 

  •  10% discount on parts & labor

 

  •  No overtime fees 7am-7pm, Monday to Friday

Trained Bay Harbor Air Technicians will perform a 60-90 minute tune-up and professional cleaning including the following 28 procedures:

 

  1. Blower Motor - measure amperage and voltage for proper operation

  2. Thermostat - test for proper operation, calibrate, and level

  3. Check air filters - will change if you have the filter

  4. Bearing - inspect for wear and lubricate

  5. Inspect indoor evaporator coils (does not include cleaning)

  6. Confirm proper return air and size

  7. Inspect Condenser Coil

  8. Refrigerant - record and monitor superheat and subcooling

  9. Safety Devices - inspect for proper operation

  10. Electrical Disconnect Box - inspect for proper rating and safe installation

  11. Electrical Wiring - inspect and tighten conections

  12. Test/inspect contactors for burned, pitted contacts

  13. Inspect electrical for exposed wiring

  14. Inspect and test capacitors

  15. Inspect fan blade

  16. Clean condenser coil and remove debris

  17. Inspect service valves for proper operation

  18. Measure Supply/Return temperature differential

  19. Inspect ductwork for energy loss

  20. Compressor - monitor, measure amperage and volt draw and wiring connections

  21. Check Unit for Time Delay Relay

  22. Check Unit for Isolation Pads

  23. Inspect refrigerant lines for proper insulation

  24. Inspect all fittings for signs of oil and/or leakage

  25. Check lines and fittings with refrigerant leak detector

  26. Check the condition of Blower Belt, if applicable

  27. Check for proper operation of reversing valve (When Applicable)

  28. Inspect and clean electric heat strip (When Applicable)
